Everywhere on it has been visited, eaten in or slept in by us, or vouched for by people we trust, and it runs nearest first. Bring one person or bring eighteen. There’s everything here from a pub room you can walk to, up to whole houses you can take over.

One warning for summer. This is listed-building country and hardly anywhere has air conditioning. When it’s 30 degrees outside, that matters more than the thread count, so we’ve marked the few places that have it.

In a hurry? Whole team under one roof: Burgate’s Granary Barn or Bridge Farm. Walking distance to your bed after a beer: The Woodfalls Inn. Air conditioning: The Riverside, the Pembroke Arms or either PIG. Impressing someone: Lime Wood or the Montagu Arms. Dog on the back seat: nearly everywhere on this list, they’re used to it round here.

The Woodfalls Inn (Walkable from the farm)

The closest beds to the farm. You can walk here, which matters more than you’d think at the end of a long day in the barn. A proper country pub on the northern edge of the Forest: en-suite rooms and a cooked breakfast.


Stride’s Barn, Whiteparish (5 minute drive)

A newly restored oak-framed barn effectively next door to the farm, sleeping six across three bedrooms. Near-perfect scores so far, though from a small number of reviews. If your team wants its own kitchen and no hotel corridor, this is the one.


High Forest Cottages (6 minute drive)

5 cottages, sleeps up to 26 across the site · No air con · ££ · Books direct

Five barn-conversion cottages in the quiet north of the Forest, from a snug two up to eight-sleepers. Take one, or take the lot. The whole site swallows most of a workshop group. And you walk out of the door straight into the National Park.


The Retreat, Redlynch (10 minute drive)

A one-bedroom holiday home on the Forest edge with its own private pool, patio and outdoor fireplace. The only pool this close to the farm. Best for one or two people who’d rather have their own space than a hotel bar, and the 9.6 score tells you how well the owners look after it.


The Kings Head at Whiteparish (10 minute drive)

An early-1600s coaching house with eight contemporary rooms in the converted barn and a proper village pub downstairs. The best review scores of anywhere this close to the farm. Eight rooms don’t last, so book early.


Bridge Farm, Britford (14 minute drive)

An 18th-century farmhouse on the southern edge of Salisbury that takes up to 20 guests across eight en-suite bedrooms, with three more cottages in the Old Stables and a chef if you want dinner brought to you. Built for exactly the kind of group that comes to the farm. A 9.6 on Booking.com is no accident.


The Duke on the Test, Romsey (15 minute drive)

A riverside gastropub on the Test with twelve super-king rooms. Local food, real ales, and closer than the map suggests. About 15 minutes door to door.


The White Horse Hotel & Brasserie, Romsey (15 minute drive)

29 rooms · Air con in some rooms · ££ · Booking.com 8.9, Google 4.5

A 4-star coaching inn on Romsey’s market square with 29 rooms and a good brasserie. Mid-priced, business-friendly, and one of the strongest scorers in the area. If you want a town around you in the evening, this is the sensible pick.


Headlands Farm Lakeside Lodges, West Wellow (15 minute drive)

A newer self-catering option a mile from the New Forest, with six lodges around the water and enough privacy for couples, families, or a couple of colleagues sharing. The extra pull is on site: padel, wellness facilities including an infrared sauna and cold plunge, plus the coffee shop if you do not feel like cooking. If you want your own space without giving up things to do, this is a strong addition.


The Cartwheel Inn, Whitsbury (15 minute drive)

If you already fancy dinner at the Cartwheel, staying over makes the decision even easier. There are only three rooms, each done with more character than a chain hotel, and The Gallops welcomes up to two dogs if that matters. Best for a couple or solo stay where you want a pub downstairs and no drive home afterwards.


The Riverside, Salisbury (16 minute drive)

A manor-house hotel in gardens running down to the rivers Nadder and Avon, with views across the water meadows to Salisbury Cathedral and a free evening shuttle into the city. Air conditioned, which puts it in rare company round here. And 2,138 reviews land on 8.8. That’s a lot of people agreeing.


Burgate Manor Farm, Fordingbridge (17 minute drive)

Granary Barn sleeps 16 to 18, plus 6 cottages · No air con · ££ · Google 4.8

A working farm in the Avon valley with seven self-catering properties. The converted Granary Barn sleeps 16 to 18 under one roof, with a dining table that seats the lot. Nowhere else on this list gets a full farm cohort into one building. If that’s what you need, this is it. And because it’s a proper working farm, you can help feed the pigs and chickens, buy a day ticket to fish the Avon at the bottom of the fields, and cross their suspension bridge straight into the Forest.


The Pembroke Arms, Wilton (22 minute drive)

An 1810 coaching inn opposite Wilton House with nine eclectic rooms and a kitchen worth staying in for. Air-conditioned rooms, which most of this list can’t offer. It sits directly opposite Wilton House, which it was built to serve: the Earl of Pembroke’s overflow guests stayed here. And Stonehenge is fifteen minutes up the road if you’re making a weekend of it.


New Park Manor, between Lyndhurst and Brockenhurst (22 minute drive)

A former royal hunting lodge between Lyndhurst and Brockenhurst with the Bath House Spa: pool, sauna and an outdoor hot tub. Fair warning, it’s run as a family hotel, so expect children in the pool. The spa and the 9.0 score earn its place anyway.


THE PIG, Brockenhurst (23 minute drive)

31 rooms and cabins · Air conditioned · £££ to ££££ · Books direct, Google ~4.5

The original PIG. Kitchen-garden restaurant, the 25-mile menu, and rooms from snug up to cabins in the grounds. Proper air conditioning too, which almost nothing else in the Forest can say. They only book direct, so don’t bother looking for it on Booking.com. The kitchen garden isn’t decoration either: garden tours, and spa treatments in the Potting Shed among the vegetables.


THE PIG in the Wall, Southampton (25 minute drive)

12 rooms · Air conditioned · £££ · Books direct

Twelve rooms built into Southampton’s medieval town wall, with a deli-bar downstairs and a grazing-table breakfast. Useful if you’re flying in or want a city evening. Air conditioned as well.


Lime Wood, Lyndhurst (25 minute drive)

33 rooms, suites and lodges · Air con varies by room · ££££ · Books direct, Google 4.7

The 5-star answer. A Regency country house with the Herb House spa, Hartnett Holder & Co in the kitchen, and rooms from the main house out to lakeside lodges. If you’re going to treat yourself after a heavy day at the farm, do it properly. Fun bit: foraging walks in the Forest with their resident forager, finishing with wild tastings back in the glasshouse.


The Montagu Arms, Beaulieu (28 minute drive)

15+ rooms and suites · Mostly no air con · £££ · Booking.com 8.9

A polished country-house hotel in Beaulieu village with wood-panelled dining and a serious kitchen garden. Small, memorable, and the right call when you’re bringing someone you want to impress.


The Greyhound on the Test, Stockbridge (28 minute drive)

A gorgeous antique-furnished inn on the River Test at Stockbridge, with a kitchen worth the drive on its own. Run by friends of ours. Anyone who stays here will be very well looked after, we promise you that. And the fun bit: they have their own beat on the Test, so you can book a fly fishing mini-break and be casting a dry fly before dinner.
